* Reduced from £52,000 * After owning our caravan at Shear Barn Holiday Park for 3 years, we've decided to sell up and enjoy something else. We've loved spending our time here, and owning the caravan has allowed us to enjoy our retirement in this lovely area. We also own a place in Florida, so the caravan has become a real home-from-home while we're in the UK. We've never felt the cold here, even when we've stayed during the winter. The caravan is high-spec with double-glazing and central heating, and has extra insulation built into the bodywork. The park is fantastic and we love our neighbours, and everything you need is on your doorstep. Our pitch is at the end of a cul-de-sac and we have sea views from the decking, and are adjacent to a fishing lake & the nature reserve. We have a lovely decking area with a built-in hot tub and have enjoyed many evenings sitting outside, as the pitch gets the afternoon and evening sun. The decking alone cost us £10,000, and we've spent a further £8,000 on improvements. We originally bought the caravan for just over £70,000 with the decking. The caravan is a Regal Autograph which is the flagship model for this manufacturer, and is a very large 40ft x 13ft, and has a large wraparound decking built onto it. It's a 2 bedroom model, with a spacious master bedroom with a walk-in wardrobe and an en-suite toilet. It has high quality fittings throughout and is really well built. The lounge has high ceilings and the whole front end is glass, and has a door leading onto the decking. There's an electric fire, a space on the wall for the TV and a variety of storage and display cabinets. We changed the original sofas with something more comfortable, and now have a large corner suite. The kitchen is a highlight of the caravan, and has a Velux-window in the ceiling to let in light. The gas cooker has a 5-burner hob and an extractor. There's a full-size integrated fridge-freezer, a washing-machine, a table & chairs, and loads of cupboards to store everything away. The main bedroom has a flip-up storage bed, walk-in wardrobe, en-suite toilet and a dressing table. The second bedroom has been used as an office, but the beds are still there if you wanted to convert it back. It also has a full size wardrobe. Finally, the washroom has a large shower, toilet and sink. The caravan is in superb condition throughout, and you'd never guess it's 7 years old. There is plenty of life left in it, and it will be perfect for anyone looking for a comfortable caravan to spend a lot of time in. The licence is in place until 2031, at which point the office will appraise the caravan an issue a rolling contract. Shear Barn is in a beautiful location over looking Hastings, in fact you can walk to the Old Town in about 10 minutes. During the summer months, Hastings is a wonderful place to spend an afternoon with plenty going on, with markets, festivals, and concerts. If you don't want to go off park, there's an indoor heated pool, 'The Retreat' bar & restaurant with regular live entertainment, a games-room, indoor soft-play area, and an outdoor recreation area. The park can only be accessed by a security barrier, and there are overnight security patrols. The park operates a 10.5 month season, only being closed from 15th January until 1st March. We're looking to sell it for £46,000 which includes the site fees for the remainder of 2019, new gas & electric safety tests, and we'll also cover the owner-transfer fee that the park charges.
