This year (2018) marks the 18th year in which we have been running our CL site at 'Rose Cottage', which has simply evolved by listening to members welcoming ideas and suggestions, many of whom have been returning for the past decade and beyond! This of course makes for wonderful friends and familiar faces.

We have our own children (long since flown the nest), and we have enjoyed a lifetime of family pets (three wonderful dogs and our beloved cat 'Bella') but suffice to say, that apart from a very short foray in the early days, our site has been 'Adult Only' and we do not accept dogs.

Rose Cottage sits at the edge of Holt (a vibrant Georgian Town of independent shops and facilities) and is just a half mile walk from the High Street, the majority of which is by way of a footpath. The town has numerous tea rooms, antique shops, and a rather good Budgens, which is owned by Bakers & Larners department store, which in itself has a wonderful food hall.

Geographically, Holt is only 3 miles from the coast, and very well placed for exploring the beautiful and undulating North Norfolk countryside! It's National Trust properties and Bird Reserves at Cley and Titchwell.

Our lawned site of approximately 1.5 acres, is firm, well drained and in an elevated situation with distant undulating views of fields and woodland. It is situated a good distance from the road and is undisturbed by passing traffic. We have our own adjoining 2 acre paddock which is retained as short grassland and provides a habitat for our sometime resident ‘Barn Owl’. We often have sightings of Buzzards, Red Kite, Hares and Deer.

It is often commented upon that our pitches are extremely generous, which are individually sectioned by low growing pine trees for added privacy. The pitches are also situated in a line to one side of the site which affords uninterrupted views without looking onto your neighbour. We have six pitches in total (which allows for alternate resting) however we do keep the grass short and kindly ask that you do not use a groundsheet. Two of our pitches are partially sloping (blocks supplied) although members have always advised that they are perfectly acceptable.

Our chemical emptying point (which has been commended over the years for its ease of use) is discreetly situated along with the refuse and recycling bins.

We also have a T.I.P (tourist information point) which is a small shed containing local information and tourist leaflets.

Finally, we would just like to say a big thank you for all your encouraging comments and also for the website reviews! It is most rewarding and much appreciated!

We look forward to welcoming both new and regular members to Rose Cottage.

Fabulous

Our third, consecutive annual visit and it again was fabulous. Richard goes out of his way to make everything very easy. Many wardens (what an unfortunate choice of name!) would benefit enormously from his manner. The pitches are huge, sited on only one side of a wide open site, made very private with separation hedges. We were especially fortunate this time to have the top pitch with unrivalled, uninterrupted views on three sides. An easy walk into the delightful Holt with The Owl Tea Rooms or dinner at Byfords. Or a short drive to the free parking provided at wonderful Cley next the sea which boasts an excellent artisan bakery and a smokehouse! Sheringham and Cromer are equal favourites too! A twelve mile drive is absolutely worth it to dine at the magnificent Gunton Arms. The setting and food are equally superb. We ventured outside of the awning late at night on a number of occasions to witness the wonderful spectacle of the star filled sky. Magnificent! We had a real (and free!) experience of what it would be like to sit in the back of a Rolls Royce at night and see their £10,000 optional star filled headlining! Even 75mph winds one weekend failed to dim the experience! Already dreaming of our next visit. Thank you again Richard.

Wonderful, quiet CL

This was my second trip away and was just a delightful experience. The site is well kept, with lovely views and plenty of space between the pitches. My pitch was one of the 2 slightly sloping ones, but it was absolutely fine, even for a caravanning beginner with one wedge leveller! The drinking water, waste and rubbish facilities are all really good, and the hook up worked fine. Holt is easily walkable from the site, although a short stretch of it is on the road so you need to keep your wits about you, but to be honest we did it in the daytime and at night, and with torches and crossing the road to manage the one bend, it was absolutely fine. The site is dark at night which afforded us fantasic star gazing when we got back from our meal out. Richard, the owner, was such a gentleman, and came to see I was OK after I arrived and to check everything had been OK on the day I left, but otherwise leaves you in peace. There was a tiny amount of noise from jets high overhead, but nothing intrusive. The only slightly negative thing I found was the approach road from Holt. With parking on one side, it effectively makes it single track for quite a stretch and not everyone appreciates it is probably easier/safer for them to reverse in their car, than it is for me to reverse my car/caravan down a line of parked cars and out onto Holt High Street! That said, I negotiated it without too much trouble and I wouldn't hesitate to book Rose Cottage again.

Autumn at Rose Cottage

This is a non facilities site but does have water, EHU and waste facilities. No WiFi available at the site but good EE signal so tethering not a problem. Radio reception was good but can’t comment about TV. Arrival at, and entrance, into the site is very easy although I suspect any MH arriving after the 12 hours of rain last Sunday would have struggled to get up the hill. The site does not have any hard standings. Holt is 15 minute walk away but beware the first 300/400 yards from the cottage entrance has no footpath, not too bad during the day but I definitely wouldn’t walk during the hours of darkness. Lots to do in the area with all of North Norfolk bird reserves, great sandy beaches, National Trust properties, North Norfolk Railway etc. Nearest supermarket is Budgens in Holt or alternatively Tesco in Sheringham. If there is a downside to Rose Cottage I think for a non facilities CL it is overpriced compared to my full facilities favourite in South Creake

The Delightful Rose Cottage

We have just returned from our 6th visit to the delightful Rose Cottage. Large grass pitches separated by small trees and bushes, far reaching views, a superb information shed, 2 easily accessed drinking water taps, waste disposal point, and recycling dustbins. As the ground is predominately flint base, this makes for excellent drainage so this CL is ideal for motor homers and caravaners alike. The location is also ideal for motorhomers who do not want to move their vans, As a 15 minute stroll down the lane takes you into the small Georgian Town of Holt. Holt has a variety of high class shops, restaurants, wine bars and tea rooms (a Sunday roast in The Feathers pub is a must) it also has 2 Fish & Chip shops. There is also a half hourly bus service to the lovely seaside resorts of Sheringham and Cromer (change at Sheringham to catch the Coastliner bus) the bus continues its journey onto the City of Norwich, there is also an hourly bus to Fakenham, (a boon on race meeting days). Rose Cottage is owned by Richard and Vanessa. two of the nicest owners you will meet on the CL circuit. As the CL is adults only, and no dogs, it is peace and tranquility to perfection.

Immediately booked again

This was our first visit and what a delight! We chose this site as respite prior to a hectic 2+ weeks at Seacroft with our 2 Grandkids. It was absolutely ideal for us with spacious, private, peaceful pitches and great views. It's a short walk into the delightful town of Holt or 5 minute drive to Cley with free parking at the Village Hall. Richard was a most gracious host - he even fixed a broken lounger for us! We've immediately booked again for next year. A gem!
