We were lucky that this camp site was not fully booked as we left our previous site early due to excessive winds. That gave us 8 nights on this welcoming site.
We came from the opposite direction from the instructions i,e from Seaton, The best advice is to take the second right (after the Dower House Hotel) The entry road is half a mile of narrow road with few passing opportunities although when you reach the site the entrance is easy enough with a nice wide swing.
The welcome was friendly and genuine, I would advise pitching on the field side instead of the road/hedge side. There is no real road noise as the lane is not heavily used, but you do retain the sun longer on the western side in an evening. The site is well maintained and nicely set out as a basic CL with electric site.
The area is great for walking, I have to admit that Seaton was not our cup of tea, but Tesco's is welcome for provisions, and the drive alongside the Axe is nice. Lyme proved pleasant in the warm evenings.
Overall this is a nice quiet CL, and a good hideaway.
Great place to Relax
We have now used this CL for two visits within the same month - really lovely quiet site and so quiet and relaxing. The road to the site is a bit narrow but it is worth it for the quietness!!
Alison is very friendly and we will definitely be returning soon.

We have just returned from 12 nights at Rose Coombe Farm. It is a superb CL in a lovely quiet lane with plenty of space for 5 vans. Admittedly the final approach of about half a mile is very narrow but it is well worth it when you arrive - you just have to hope you don't meet someone coming the other way! Alison was a pleasure to deal with from my first enquiry and sent me lots of useful info by email before we set off. You are very much left on your own to enjoy your stay but Alison is always happy to help in any way she can if you need her. If you have dogs this is a great site as there is a 6 acre field adjacent for dog walking and it is totally fenced so the dogs can run round safely. The surrounding area is lovely and there is plenty to see and do in both Dorset and Devon. Our favourite meal was at Largigi, a Thai Restaurant on the front at Lyme Regis, it was not cheap but the food and service were excellent. We would also recommend the Ship Inn at Axmouth for great food. We had the pleasure of meeting a lovely couple on the CL (you know who you are Mr LED lights!) and we will definitely be keeping in touch with them. We would highly recommend this CL and will definitely return if we visit the area again. Thanks Alison for a lovely holiday.

Great site
We thoroughly enjoyed our stay at this CL site and will definitely return. It was quiet and peaceful and the weather was fantastic. Alison made us very welcome and was always on hand if needed.
Can't wait to go back.
Easy to get to Lyme Regis. Seaton and Charmouth.also Exeter if need be.

Enjoyed our stay
Rose Coombe Farm CL is well located for visiting Lyme Regis and Seaton for the superb Seaton Wetlands. Access is about 0.5 mile down a narrow lane with some passing places but lane is quite with little traffic, just be careful not to drive past the entrance on the right which could be more obviously signed. The CL is well maintained with grass and hedges well tended, there is plenty of room for 5 vans although most pitches are gently sloping so levelling blocks are required. Water and waste facilities are good although the water tap at the chem waste point is little awkwardly sited but no real problem. We had a lot of rain during our stay and the site is not well drained so did become very soggy towards the end of our stay - motorhomes would have struggled. TV reception was good including HD channels, mobile signal poor on Three (1 blob 3G) but good on Vodafone (3 blobs 3G). Overall an excellent site that we would certainly return to if visting east Devon again.

Return visit
Our second visit and although we had a fair amount of rain the C.L was fine, yes you need your wellies , but the car and van had no problems. Alison was as helpful as normal and told us where to park in Axminster for the carnival; we also took advantage of the large crop of apples that were free and delicious.. The area has been reviewed many times and was surprisingly busy when we were there.This site is one of my favourites, quiet and sheltered with a large field to walk the dog.
PERFECT
We spent 12 nights here & had a fantastic restful, peaceful holiday. The weather was hot which helps! The CL is kept clean, short grass and in an orchard. The adjacent field was for dogs & was ideal to let our dog off lead knowing it was enclosed. We saw a deer on our first evening. There was horses & goats in a adjacent field & free range eggs for sale.
The approach road is narrow for half a mile but quiet enough not to meet anyone or there are passing places.Do not follow SatNav through Lyme Regis ( not suitable for caravans). Approach down trinity Hill Road. Do not go down Lydiate Lane.
Lovely Site for visiting Lyme Regis, Seaton (tesco here) Burton Bradstock and Charmouth.
We went to Hugh's River Cottage food festival which was fantastic and only 10 minutes down the road. A cafe at the end of the road & good fish & chips at Lyme Regis.
We visited Forde Abbey (30 mins away) which as lovely gardens and large fountain. The cafe served nice light lunches.
Overall this is a very quiet site and we will hopefully return.

Excellent
We (2 Aduts 2 girls 9 & 6 and a dog) have just returned from a week here and have to say it's beautiful.
Alison is a great host who really enjoys sharing her little piece of Devon with the CL visitors. The site is incredibly peaceful being set in a lovely valley with only a very minor road alongside.
1/2 mile away is public transport, Artisan bakery and a village hall type arrangement which is licensed and has a 'beer garden'.
Good access to Jurassic coast and other local attractions.
Peaceful beyond compare
Great value for money £12 per night all in - it's a steal.
Well kept and tidy.
I just hope there is room later this year / early next for us as we still have so much to do and see in the locality - at this price and with these reviews it should be full all year around!
words of advice? Ignore Caraman 123's review they must have gotten out of the wrong side of the bed when writing it! - sorry if this sounds rude but for £12 per night I really cannot see anything to be critical of. If you want a peaceful CL in lovely surroundings with plenty to do in the locality this is it - I just wish it was about 4 hours nearer to home but not sure Alison can do anything about that??
