Immaculate and Peaceful Site

Rose Coombe Farm CL is a delightful, immaculate and quiet site conveniently sited for the West Dorset and East Devon coast and countryside. It has all we look for in a CL: power, water, waste disposal and a peaceful location with local walks. At 1¼ acres it is a good size and as other reviewers note it’s ideal for dogs with Alison’s 6 acre hay field and we found the local walks fine, walkers are expected on country lanes and they are very quiet. During our 4 day stay we were able to have different walks on the SW coast path every day and see the coastal towns of Lyme Regis, Seaton (including it’s historic neighbouring village of Beer) and Sidmouth; superb local fish & chips and take-away clotted cream tea from Sidmouth (“The Filling Station”) our culinary highlights. A fantastic short stay.

The route through Lyme Regis on the A3052 is not really suitable for caravans.  It is better to leave the A35 on the Trinity Hill Road as per the directions for CLs 552 & 379 and join the A3052 just East of Rousdon.  As the lane to the CL leaves Rousdon there is a CL sign on the right to CLs 553 & 554.  Ignore and go straight on along the lane which narrows and goes downhill into a valley towards Combpyn.  The entrance to the CL through a double gate on the right is tight and about 30 meters past the largest of the few small passing places.  The exit from the CL Is blind both ways.  Fortunately little traffic uses the lane.  The site screened from the lane by a high hedgerow is a fenced off section of a much larger field that runs along the East side of the valley.  It is attractive but the high ground and trees on the West side of the valley shade the CL towards the end of the day especially for pitches along the hedgerow.  On arrival the grass needed cutting and the edges and hedges could have done with a trim.  The grass was cut on our last day which was an improvement.The chemical disposal point needed a better and longer water hose and it was not possible get a water roll level under one of the two drinking water taps.  The CL drained well in the rain and was reasonably flat but wheel levelling was necessary and some of the awning pegs hit stones under the grass.  The CL is sleepy and very rural but traffic on the A3052 can be heard when the wind blows from that direction.  The CL appeared popular with dog owners and there is a good TV signal.  There is plenty to do in the area by car and bus but there are no footpaths from the CL and the only footpath from Combpyn to a crossing point on the A3052 by a static caravan park was overgrown in places.  All walks from the CL involve long sections of lane and hedgerow.  The coastal path is the only place where you can see the sea.  It's nearest point, only one mile away as the crow flies, is tantalisingly close but unfortunately the coastal path and the Undercliffs National Nature Reserve cannot be reached directly without trespassing on the Rousdon Estate and ignoring 'Strictly Private' and 'No Public Access' signs or climbing locked gates.  The closest public access points are 3 miles away at the Lyme Regis and Axmouth ends of the path.  OS Explorer 116 gives good map coverage.

Comment from the Club:

The CL owner has contacted us as she works hard to make sure everyone enjoys their stay at her site and as such wishes to address your concerns. The water hose at the chemical disposal point is the length advised by the Caravan and Motorhome Club for health and safety purposes. We would like to assure you that there are footpaths and bridleways within just a few minutes' walk from the CL down the quiet, pretty lane and the CL owner would be very happy to advise on the many beautiful walking routes in the area.

a nice cl and a friendly owner, close to stunning scenery, my only gripe is the time we were there the grass could have done with being mowed but in all a pleasant stay.

Marvellous CL!

This is such a tranquil spot so close to the Jurassic coastline with all of it's busy attractions. The site is well maintained by the delightful owner, Alison. Alison is more than helpful if you should need her, but then leaves you alone to enjoy your holiday. Our dog enjoyed the 6 acre field at the back of the CL. The quiet lanes are also ideal for exercising dogs. The farm eggs from Alison's posh chickens are highly recommended! We stayed for 8 nights and look forward to a return trip.

Great C.L

Stayed 5 nights in Sept/Oct . Brilliant site. The 1/2 mile journey down from the A3052 wasn't as bad as I thought.We met 2 cars and they both backed-up.The swing in/out is fine if you go wide and our Unicorn had NO difficulty. The owner Alison was nice and helpful; and after giving us all our Info on the site; let us be. The site is about 1 acre in size , slightly sloping ( there are bricks in the centre roundabout) but we easily managed with our own wooden blocks. The site is beautifully quiet and because we were the only ones on site we were spoilt.The site is pretty much dog proof(unless your dog is called Houdini) and there is a 6 acre field at the back which Alison didn't mind us using. Eggs and apples were available to us and there is a great Bakery in Rousdon just up the lane. We were walking and the SWCP is close by about 1 mile, and lots to see in Lyme,Sidmouth Branscombe etc. Great little C.L and I would much rather use this than the more expensive caravan sites close by.

A peaceful and beautiful location

We spent the weekend here with our two children and three dogs. It is in a lovely setting, very peaceful and safe for the children and dogs to play. Great location for visiting some pretty places. Would definitely go here again. The owner was very welcoming and helped to direct us, as we arrived when it was dark and it is not easy to find in the dark.

Another little gem of a CL

We visited this site for 8 nights in late July with our 3 children. Nice site with good clean facilities Recycling, Elsan point and 2 water taps. You will need levelling blocks as the site is sloping, but set up with awning and annex with no problems.   Great Place to set up, to explore the nearby Seaton (electric tram is a good experience, and not too expensive at £10 for an adult day explorer ticket and £5 for a child) Lyme Regis beach is also a good day out if the weather permits.  As previous reviews state, follow site directions and approach from the A3052 then it’s only ½ a mile down a narrow lane. But don’t be put off by the narrow lane it’s not too bad, if you meet anything they will have to back up for you. If we decide to go out that way again this is the site I will be staying at.

A site well worth a visit

We felt this site was really well looked after and the facilities were good with more than one drinking water tap for instance. The site itself was in a pleasant rural area, very pretty and tranquil, with good access to surrounding areas. The only downside was the immediate access to the CL site which was down a narrow lane. (Do not use your satnav to get to this site as it will take you down even narrower lanes, follow the route provided by the owners.) We would certainly return again to Rose Coombe Farm CL site

Really quiet!

This is one of the quietest sites we have stayed on. Access for the last 1/2 mile is very narrow and it is wise to follow the advice given by the site owners for access. The site is sloping but we pitched at an angle so were able to level the van quite easily. It is a large field with easy access to water, hook-up etc. Good re-cycling facilities. Only gripes are: the grass is well maintained but cuttings are not collected so damp grass early moring became a real pain to keep out of the van (we did not have an awning). Also the list of rules/advice given out when we were greeted seemed a bit over the top and detracted from what is a really super site; but it was well meant. I think the owners have had some bad experiences and so try a bit too hard to avoid any more! But they do try hard to keep the site really pleasant. Certainly well worth a visit.
