What a gem

What an absolutely fabulous CL. Loads of space to take your pick from, by the lake, by the trees, all day sun spot, whatever you fancy. Received a very warm welcome, pleasant, friendly, helpful without being intrusive. A very well managed site with the perfect balance between humans needs and wildlife. Very tranquil, especially on the bench under the willows, and yet loads of stuff on your doorstep. Make sure you follow the site directions and not your GPS as Norfolk country council have a sense of humour when it comes to roads, and are not to be messed with!!!! We stayed 3 weeks and felt relaxed within 2 hours and sorry to leave. Electricity was metered, which seemed very fair, especially considering the price per night. A marvellous stay and we will be back next year. Thanks you for a fabulous time

Wonderful rural site

2 CLs on Mill Farm are Deodara (1073) and Willoways (1075). You will receive a warm welcome from Damon and Danielle. Both are locked gate sites. Willoways is a spacious dog and child friendly site, it has a basic toilet, clean with plenty of loo roll! Access to the lakes (fishing) is via a locked gate. Deodara, Adult only, is the more spacious. Access to the lakes and both sites enjoy walks around them. It is part sloping, slight traffic noise from the lane (Willoways is quieter). Access onto and out of Deodara is a tight turn but manageable with care with a long outfit. Extensive recycling on both sites, lots of wildlife (if you have a wildlife camara trap just ask to use it and be advised where best to site it). Metered electric (work on £1 - £1.50 per day) but currently only £9 a night. No wi-Fi since the provider went bust! Only downside, on some Sunday mornings there is a clay shoot nearby, finished by lunchtime. Enjoyed our stay and will certainly return.

Stayed here for 14 nights and it is very basic no toilet or shower but most vans have these. Space enough to spread out to your heart's content. Small lake on site which is free to fish. Electric 16amp hook up pay as you use we spent about 60p a day. If you want peace and quiet and don't mind a bit of basic old style caravaning this is the site for you.

peaceful and tranquil site with plenty of room and good to see recycling made a priority. Dog enjoyed the walks around the site and husband the fishing. Situated near to lots of places to visit. Would have liked a toilet on site and shower facilities would have been a bonus. However the price reflects this. Rather unsure about the small memorial on the ground in the same field with the little windmills on the conifer tree. Worth a stay if you are in the area. .

Firstly had good contact with Tim to book, secondly good directions but we do know the area. We had a good journey so arrived in site with the number to the gate and sited our caravan by the pond, bit of a dip but ok. Our friends were to the right of us looking up towards the road which you can't really hear. We checked the electric and had £5 and our friends just under £2 so when Tim's son in law came we both topped up another £10 each. He gave us a map of the area then came back with bus time tables, thank you. This was the good part but nothing to do with the site owners. We arrived on the Thursday but on the Saturday in Yarmouth it drizzled all day, Sunday just as bad. Sunday evening, all through Monday until Tuesday it was horrendous with very high winds and lashing down with rain so we had to take down the awning because the wind was so strong it was pulling out the pegs. We've been coming to Yarmouth for 50 years and never had this sort of weather before. Of course as we stayed in our van and because it really was freezing cold we had the heating and TV on a lot hence quite high usage of electric which we do not mind as Tim only charges you what it costs him so no extortionate cost at the end of the week. We will come again there is no doubt as we do love the area and this site is so peaceful and Tim and family so friendly. Just one more thing. After all the rain we had it was always hard under foot, no mud or tyre marks due to wet conditions. Thats because about 8" under the grass it is gravel so drains very well.

Brilliant site

Lovely, lovely site. Fab, friendly owners. Excellent directions from them which meant avoiding a narrow section which Google maps would have sent us through. Also a good idea to approach so you turn in left off the lane as it could be a bit tight if turning right. Really enjoyed our 4 nights here and used £1.20 in electric!!

Excellent site

Stayed at the site for a long weekend in July and it was an absolute joy. Lovely surroundings and enjoyed a relaxing stroll around the lakes each evening. Lots of birds including two kingfishers nesting on the bank of the lake opposite our van. Pleasant owners and good value for money with the electricity costing all of £1 for the stay! Good dog walking from site including a walk to the local pub and onwards along the broads. We will definitely be back , if we can get a pitch !

Fantastic site

We stayed here for a few days as it is local to us and we wanted to try out our new caravan (we are returning to caravanning after a break of many years). Although only a few miles from home we found the site so relaxing and quiet that we could have been hundreds of miles away! We enjoyed walking down to the stream that forms the site boundary and saw much wildlife - we forgot our binoculars, unfortunately, so we couldn't really get stuck in to nature, but we did feel right amongst it. We had no problem with the Sunday clay pigeon shooting, which is just another of those country sounds we don't hear at home, in fact it added to the feeling that we were truly away from it all. These few days were a great de-stressed and we were made most welcome by the owners. Definitely would recommend Deodara or it's sister CL Willoways.

What a gem!

We had some misgivings when seeing the previous negative review, but went ahead and booked for our selves and an additional pitch for friends as we wanted to attend the September 2016 Yarmouth Maritime Festival. On arrival the site owner was away on holiday but his son-in-law gave us an extremely warm welcome, with maps of the surrounding area outlining the local facilities together with bus time tables etc. This site is immaculate, a real gem with really generous pitch sizes, the grass was cut (& picked up!) with views over looking the fishing lake. We were there on the Sunday when the clay pigeon shooting was on about 2 fields away, which was hardly audible. We used just under £5 in electric for the 7 days plus £9 a night pitch fee-what a bargain! A great location for visiting Yarmouth and Lowestoft. We all said that we had really enjoyed the area (first time visitors) and particularly the site. You weren't there unfortunately to meet you, but thank you MR Flaxman (and son-in-law) for providing such a wonderful CL, and certainly wasn't the experience of the previous negative review. We definitely will be back!

lovely site

Just had 2 nights  on site (not long enough ) This is a lovely  site ,free fishing,electric meter didn't  use £1 of electric over  2 nights and only £9 a night great  welcome  on arrival, fishing  good, wish  this site was nearer  to home. but will definitely  be back thanks tim and family for excellent  site made our holiday
