Great Location

We have just enjoyed a 3 night stay over a long weekend in the main part of the school holidays. The site was lovely and peacful with loads of walks, 2 pubs and the Severn Valley Railway all close at hand. The nearby Arboretum was well worth a visit. The owner was pleasant,helpful and laid back. I was a pleasure to stay here and we will be back. The food and service at the pub nearest to the site was excelent. Access was good, site is on a slope so you will need to level the van but as the area you have is large and not regimented this is not a problem. We don't have anything negative to say about the location.

We like it.

We have returned home following our fourth visit to Bannut Tree farm. As members of the Severn Valley Railway we like the site as it is a 15 minute walk from Arley Station, but also we enjoy the peaceful countryside setting with various wildlife and the fishing lake which is well stocked with fish for the use of guests. The shower/toilet block is basic but very clean however is a distance away, this is no problem for us, just part of our daily exercise! As mentioned in another review it is worth noting that the teepees for the glampers have now been moved to another field further away for the benefit of all.

Good and bad

It's difficult to review this site as a CL as it's not your usual CL type of site. The owner was very helpful and friendly when we arrived and as it was raining helped pitch our van using his Land Rover. He also visited everyday to check all was ok so no problem with this. The farm also accommodates a fair number of permanently pitched vans as well as a group of tepees which are promoted as high class glamping so don't think you're going to visit a quiet 5 van CL site. The CL section of the grounds is all grass and sloping so you'll need your levelling blocks and if it's wet you may struggle getting on and off without a 4 x4. As stated previously it was raining when we arrived but even after two days of sunshine the ground never really dried out on our pitch so best to take a ground sheet or mats if you put an awning up. We did struggle a bit with the muddy conditions. As has been said in other reviews the toilet facilities are quite a walk from the CL field and are very basic. Having said all this the location of this site is excellent. You can walk from the site down to the Severn Valley Railway and there are lovely footpaths which run alongside the river so you can do a linear walk and then catch the train back. There are also plenty of forest walks on your doorstep and you're right on cycling route 45 if you're a cyclist. There is a pub within walking distance which serves food and on Sunday serves a carvery between 12 and 4.  We would return to the site but would choose our pitch with care as some areas are definitely drier and firmer than others. We would also not visit if there had been heavy rain or the forecast was not good due to the difficulty of access on and off the site.

Will not come back

How i wish i had read the other reviews before booking. We stayed for 2 nights and with one of us disabled to say there was a shower and toilet was a joke. The only way to them was up a steep incline on a dirt track that was not fit to walk on for a disabled person . this was supposed to be a 5 van site but the facilities had to be shared with 20 or so other vans

Could be significantly better

Please see other reviews. We were lucky but can see that all the issues already mentioned could have affected us.

Lovely spot but can be noisy

First, I understand from Alec that the people who arrived at Easter had been warned not to come as there was snow on the ground and the site was waterlogged. We had already abandoned an earlier visit at the end of March for this reason. Fortunately the site had completely dried out by the time we finally made it, and we had no issues with our motorhome, except that the entire CL site is sloping. There is an area at the bottom end which is hard standing, but nearly all of the site is grass. Unfortunately this isn't a secluded CL, but a reserved area of a much larger site, which on our visit had a number of teepees, and on one night we had to endure a group of teenagers on Duke of Edinburgh training camped just across from us, and they weren't exactly quiet. The other irritation is that the toilets and shower are a couple of hundred yards away in the main farm complex, up a track that could well be be muddy in wet weather. Remember to take a torch. It was an ideal location for us though, as it was only a short walk from Arley station on the SVR and the arboretum (a struggle back up though!), and there are also nice walks along the Severn and in the Wyre Forest. The Olde New Inn down the road is a decent enough food pub, although the menu is not particularly exciting. The Harbour in Arley also does basic food, and has a large garden, but can get heaving due to its location. We had no problem with access using the far track, but be aware that there is a large caravan park further down the lane, and you are likely to encounter traffic to and from this on the narrow lane.

Muddy

Having read the previous review, I'm afraid to say that we were the 'other couple' stuck in the mud. The truth is that we wouldn't have even attempted the trip (even with a 4x4) had we not been reassured that the site was fine when we phoned ahead the day before. We would have appreciated the owner checking the field as we were obviously the first people on it this season. I think a little more attention should be paid to the caravan storage area adjacent to the site as it does make the area look a little tatty. That having been said, the owner did his best helping us to recover the caravan although obviously we didn't stay. Sorry, but there are better sites in the area.

Disappointing

It would be difficult to give this site a review about its peace & tranq., scenery, access to local places of interest because we didnt stay. Several weeks before Easter we searched CL's for hardstanding taking into account the time of year. We also Googled it and it looked lovely. Given the recent snow we rang the owner two days prior and he told us the hardstandings were fine. But the hardstandings are in an area littered with old sheds, and building materials/debris - its was a mess and not conducive for a pleasant stay. We will not be returning and it is fair to say that while we appreciate the recent bad weather, despite that the site was very very wet, sloping and another couple were stuck in the mud with their outfit (using a 4x4). The owner obviously had not been down the the field to check its suitablility since we had made the call. However he was happy to refund the £30 deposit they had taken from us. Furthermore the road down to the field was poor sub-base, very soft to run on, and not really wide enough. We felt rather let down by the site owners, especially as they state they are Club Members running a site.
