Lovely spot, declining facilities.

This is no doubt a lovely spot. Right next to rolling hills and dozens of walks both up hill and flat along the old railway line, and very quiet (I assume unless a late night event at pub). The plots are huge and incredibly level, each one with its own water and EHU - we were set up in half hour. Waste and bin station right by site but neatly fenced off. Access ok - bit tight through pub carpark but just go slow. On the down side the 5 plots share one toilet / shower room and it’s not cleaned daily or looks very well maintained. The toilet was leaking out across floor and a dirty old mop stuck in corner. If you’re an early riser I imagine a bit of a wait. The shower is good and powerful and the room heated and warm but the flooring is plastic matting that needs a good clean underneath (I always take flip flops) and the toilet not cleaned for few days and bins not emptied. No chair or stool in shower area meaning everything has to go on dirty floor which annoys me. Made it rather unpleasant when everyone on site uses one toilet for days without cleaning. Door code had broken and extractor falling off. The pub only opens Fri - Sun for a few hours a day and the caravanning side just felt rather forgotten. There’s a pub over road that’s open and does some nice pizzas. The site needs an extra toilet. It could be delightful and perfect for us, and we’d probably return but we’ve had much nicer facilities for same money. I also don’t understand why check out is 11 and check in 1. You lose a whole day and nothing is done in that time it just stands empty. The dark skies are also obliterated by the great big white flood light that shines across the caravan plots. Such shame. There’s no contact at check in which tbh means it’s quick and easy which we like though some ppl won’t (but I received 9 emails in the 36 hours before we arrived with demands for money and check in details). Big sign at entrance saying check in at bar but all emails say don’t check in just go straight to plot. I did like that fact when you book you pick your plot too - all sites should do this it makes arrival much quicker and easier!

Not really a five star site I'm afraid!

£30 per night did seem a bit steep and also the requirement of paying the whole balance of your stay a week before arrival seems to be a common thing now since covid I'm afraid. Never saw the owner or was greeted on arrival, so can only really give a 1/5! The pictures above are quite old as the greenery is very much higher than these show. This isn't necessarily a bad thing. One good thing to say is the toilet chemical disposal and recycling facilities were very clear and easily located. Here are perhaps the not so good things..... The close proximity of a housing estate means quite alot of noise from cars revving the start and end of the day and even one evening clay pigeon shooting. The fact that one day the site had a power cut and nothing was relayed to the people staying on the site at anytime by the owner was also poor. The dedicated toilet and shower (I add not the easiest to find as not signposted!) was blocked for at least two days during our stay and even though there is a polite sign in the room, asking for any problems to contact The Crown, the fact that this was closed for most of the week and no telephone number provided made this a bit difficult! It was often left with paper and toilet roll dispensers empty with supplies stacked in another area - suggesting that this was not serviced that often! The owner does not seem to be able to count the number of pitches either as on one night, there were all five pitches occupied and yet another motorhome clearly pitched up just outside the gate. This was clearly evident as the same motorhome then came onto one of the vacant pitches the following day! 5 actually means 6 when it comes to taking money on this site! The pitches do have their own water and electric points, but not waste water disposal - this still requires a wastemaster so don't forget to pack this!!! Being honest, so much more could be done with this site by the owner for example - a warm greeting goes along way and perhaps information about what was around locally too. Missed opportunities which in time will mean there will not be repeat guests, we unfortunately will not be returning.

Our go to site.

Our go to site, never disappoints. Large pitches, fully serviced, gorgeous views. Feel close to nature, dark skies great walks. The Crown is closed but watch out for pop up Crown Outdoor events in the lovely garden. The Blacksmiths Arms is close by good pizzas. Love this site.

light pollution

great site.the most spacious I have come across. cannot comment on toilets etc as didn't use them. adjacent to village with walks and a pub, the blacksmith's arms (no idea why or for how long the Crown inn is closed for). the only let down was the floodlight shining all night. I expect I am not alone, being someone that enjoys stargazing in the dark skies of the countryside but the floodlight spoils this. it stayed on all night and although the sky was clear was unable to view. at least turn it off at 11. £30 is pricey, esp with no wifi, but if people are willing to pay for the above then charge them. supply and demand.

Disappointed

We have been regular visitors to this CL since it opened. We enjoy the local walks and the pub. It has now increased its price by 25% with no improvement in facilities. Still only one toilet. There is no Motor home waste disposal point and no WiFi on site. What has really annoyed us is the fact they have put an extra Motor home on the site which is clearly only regestired as a CL for 5 pitches, two motorhomes are sharing one pitch tonight which has happened in the past. Not sure if we'll return.

Christmas time visit

Just returned from this site 30/12/2019 , could not fault any practical aspects of the facility , location and excellent time we had . There is a great pub in the village called The Blacksmiths Arms very friendly which is more than I can say regarding the Crown , where the manager really needs to attend a customer relations course . No information was given to us other than a card for the password to shower room all other exchanges were as if we were something on her shoe Food quality in her pub was excellent put the price very expensive . Eat elsewhere on the Sunday Despite the great location would never go again and the low mark is entirely self inflicted otherwise it would have been 100% 5 stars

Great site but you need to be aware of its limitations.

Let's be clear this is a very good well maintained CL with large well serviced hardstanding pitches st in a lovely location supported by a warm welcome. It's what you might be expecting but is not available you need to be aware of. Electric hookup is on every pitch BUT only 10amp which in my opinion is not made clear enough on the site information. There was no WiFi available on the site (nor any sign of antenna for it) during our stay. It was available inside the Crown when open which brings me too my last niggle Winter opening hours were in force during our stay and apply from 1st September to 31st May, are 11am to close (food served 11am till 9pm) Thursday to Saturday and 12 till close (food from 12pm till 4pm) on Sundays and Bank HHolidays. It is very popular so if you wish to eat in the Crown my advice would be to book well before your arrival date. If the lack of wifi, 10amp electrics and reduced pub opening are not an issue for you it's great site.

Great base for exploring

A well maintained site with good size pitches which are nice and level. Some excellent walking from the site, Middleton in Teesdale is a fairly easy 2 mile walk along the railway path, you can explore Middleton, have tea and cake before walking back. The Crown closes on a Monday but The Blacksmiths Arms along the road is a cosy little pub serving drinks, local ales etc. Shower and WC are wet room style and are clean, pressure not great in the shower but it’s ok. I feel bad marking this CL down on peace and tranquility but it’s worth a mention that the site is close to a children’s play park. The park is not owned by the CL, it’s used by the local children, we like children, don’t get me wrong,the issue we had is that the park has a zip wire which is rather noisy, our dog was disturbed by it, growling and grumbling on, it’s popular so be prepared if you plan on spending quiet time during the day at the site. I only mention this as this is an adult only CL. Evenings were very peaceful and we slept well.

Excellent

Just returned from a 4 night stay and wish we'd booked to stay longer. We stayed on pitch 4 with a view over a paddock and hills beyond. The surrounding area is outstanding to visit by car or just walk from the pub . Facilities are spotless and the pitch sizes are large enough for awnings and car to give privacy to this all adult site. During our stay we relaxed and chilled out each afternoon with no noise from anyone as all the other residents seemed to want the same and was easy to forget we were at a pub as we were private from the car park. If you want a quiet peaceful location with top notch facilities book it.. we are planning to return as I can see it will be one of our favourites in the future.

Fabulous CL

Probably one of the Best CL's we've ever stayed on, Pitches are all hardstandings and huge. we could have easily fitted an awning and two cars, all the pitches are the same, there is a water point and electric point at every pitch (2 of each on pitch No1) the site is very well laid out, the CDP and waste water disposal are screened and access to them is very good. They don't seem to segregate general waste and recycling so there is just one large 'bin'. Access can be a bit tight through the Pub car park if some of the visitors to the pub have parked less than considerately, but I'm sure they would be quick to move them for you if needed. There is a code locked Shower/WC room for CL use only, it is very modern and clean with a heated towel rail. the keypad doesn't always lock when you close the door so a few key 'pokes' are required. The is a 'vacant/Engaged' slider on the entrance post to the site to save you the short walk if its occupied. The views of the Dales around are lovely and there is a nice little circular walk off site using the Teesdale railway walk of less than a mile for your pooches. The Pub serves excellent food and is usually quite busy. its not the cheapest site, but represents good value as the standard of the CL is so high. It will certainly be the number one choice for us when we re-visit the area.
