Lovely 21-day Stay - Best Site Staff Ever!

We have visited this site every year since 2013 (except 2020 due to travel restrictions, etc.) and always enjoy staying here. This year was exceptional, mainly due to the fabulous site staff, all of whom were simply brilliant. Gina and the team are all great ambassadors for the club. Looking forward to returning here again next year!

Great site amazing pitches if you pick,the right one

Grand site well organised, unusual setting next to the golf course, great pitches very relaxing, clean and tidy mostly grass pitches that are great in the good weather, short walk to the golf club or local public house for a drink and something to eat. Overall a good site.

The amazing services of Warden Ian

On arrival at site, we discovered that we had lost our Caravan roof light. Your warden Ian saw that we had a problem, I asked him where the nearest DIY store was & he said “to leave it with him” & within 15 minutes he arrived back with ladders, electric drill, ropes & a variety of timber & proceeded to help me to make a temporary water- tight finish. Which I am pleased to say survived the holiday & journey home. Ian was kind, courteous & truly saved our holiday. He deserves promotion & a big pay rise ( I think this is what he told me to say.. only joking ) We look forward to our next visit. Thank you Ian from the Simpsons.

Fabulous Site

We've been to this site on numerous occasions. Not once have we been disappointed. There is a perfect pitch for everybody. This weekend was the King's coronation bank holiday weekend. The wardens were absolutely fabulous. So friendly, helpful and welcoming. The site was absolutely perfect. One of the toilet blocks was closed but that didn't matter as there are four to choose from. These are so clean and roomy. The site was perfect. Thank you wardens. We will be coming back soon!!

Sites are NOT dog walks

We have just had a few lovely days here, where the wardens were really nice and helpful. Given the extreme hot weather that we have had this summer the site generally was in good condition except for loss of grass here and there where awnings had been erected. The only thing that spoilt our few days were inconsiderate dog owners. There is no dog walk on the site and notices advised dog owners to walk their dogs off site. Unfortunately many of these owners could not read or had left their glasses at home as they constantly walked their pooches around the site until they had done their poo. Yes they picked it up but it is not nice to be eating a meal and that happens directly in front of you. Will the Club please reinforce the message about not allowing this to carry on and take action if necessary. It is about time that dogs do not go on holiday for free and the owners are charged an appropriate fee to cover the cost of poo bags, cleaning etc, as it cannot be a nice job for the wardens to have to deal with.

First time at incleboro

We thought the site was in a fantastic location but it did feel like two separate sites. We came to meet up with friends but they arrived a few days before us and pitched on the first half of the site. We arrived but that side was full so we ended up on the opposite side of the golf course, we had no trouble with the phone signal thankfully so we could make arrangements to meet up. The other thing we found was that the fish & chip van parked near reception which meant we had to use the car or face a cold dinner walking back to our caravan but there isn’t a car park so we didn’t end up bothering. Like others have said we had a nightmare levelling the caravan. We were pitched opposite the Kettlestone shower block and couldn’t work out what the continual banging was, after a while we realised the ladies door didn’t actually fit so it couldn’t close and just hit the wooden door frame as people went in and out which was annoying especially during the night. We found that people now drive to the toilet blocks with their rubbish now that there aren’t any bins by the water stations which isn’t helping with the new environmental idea behind having them at the toilet blocks. To top it off a lady tied her dog outside the block while she showered at 6.11am leaving it to whimper and bark - definitely not the dogs fault ! We came away not discouraged and have bought better levelling equipment and now we know the site layout we hope to get a better pitch should we return

Time to make improvements

This was our second visit to this site both times with grandchildren. The positives. On arrival very friendly welcome by wardens. Site shower block and family bathroom always clean and it’s so useful having a small bath for a toddler. Our grandchildren loved the small playground, equipment looked well maintained. Site is within walking distance of the beach (about a mile) but there is good car park if you drive and only £4 for the day. The Vilage pub and The Hole in One nice places to stop off on way back from beach for a drink or something to eat. Small shop in West Runton sells all essentials very useful. The Animal sanctuary which is free and a shot walk from the site is well worth a visit. Now the negatives Many pitches very uneven and on a steep slope. I think it’s time the club invested in levelling some pitches. Saw lots of anxious people trying very hard to get their unit and awnings level enough. Especially if they had people sleeping in awnings. The site map should have the individual pitches marked and numbered. It’s very difficult to see vacant pitches especially ones on the back rows when the site is busy. Also there should be marked entry and exit places for back row pitches. We saw people driving their units between pitches to get back onto or off the road. Which given the number of children around was very dangerous. Dog owners need to take more responsibility regarding the ablutions of their pets!!! I’ve never seen so much dog poo on a site. Evan in the Childrens play area!!!! And if another owner lets their dog pee up our awning I’ll not be responsible for my actions . Also never seen so many dogs allowed to roam off leads . All in all it’s a great site and I would go back because of its wonderful location. It could be improved to make it easier to pitch and some dog owners could be a little more responsible but none of this is a fault of the wardens who work very hard to keep the site clean and tidy.

Very nice location

Great spot to stay. Lots of nice views from a selection (but not all pitches). Staff were helpful to the extent we needed help. My observations are: 1) SatNav brought us down Sandy Lane and not up from the Cromer to Sheringham road. Avoid this at all costs. I just thought it was the single track road to the site but no, it’s a mile long road with passing places that leads to the to the single track road that leads to the site. This is further complicated as the usual club sign that confirms the entrance is invisible from that direction. Please add a double sided sign. 2) Many of the pitches are very uneven. But so be it. Just prepared to fiddle around a bit. 3) Mobile reception is poor, but this is not the clubs fault. However I received an invite to the club WiFi on my phone so decided that was a worthwhile alternative. No! No connection even though my pitch was level with what I assume to be a repeater mast 10-15 metres from me on the tier of pitches below me. Literally the next time I got WiFi signal was the day after the week pass expired asking me to rejoin! Awaiting a refund. Although it worked outside the toilet block if you want to linger there! 4) The site is large and sprawling. Nice except there are no service toilets. So if the block is being cleaned it is a long walk to an alternative. Hard to resolve but not acceptable for more than 3 stars. 5) A limitation of the way the site has been developed but short sighted not to have a few parking spaces outside the barrier for visitors. I would come back as most if the above are intended more as constructive criticism for the club and a heads up for future visitors.

Another good stay

Been to this site lots if times and it’s still good although more shortcomings this year than previously. We realised we would be early so stopped in a lay-by for a while and arrived at the site at 12.55 to find a number of units already waiting. Annoying. Abbs Terrace is no awnings but, again, an annoyance was caravans using pull out awnings and still with a car on site. Against the rules but the wardens didn’t seem to be bothered. Our nearest toilet block was Holgate and the power was out on two occasions, one being all night. A torch was needed and no power meant no hot water. Eight wardens (4 couples) on site and it’s the first year we’ve been when reception closes at 9.45 until 12. It’s always been open all day before. Mobile reception is poor and as I needed to keep abreast of work emails I reluctantly bought a week of wifi. What a load of rubbish. Couldn’t log on for at least four of the seven days. Walked the dog on Incleborough Hill to download emails. The site is really nice although levelling the van can be a challenge.
