Beautiful views

We stayed here for 4 nights. The views over the water are fabulous. There is a great cycle tracks around the whole of Rutland water, with spectacular views…..you can cycle the peninsula separately if it’s a bit long, but the whole route is about 23 miles……definitely worth it though, and you can stop for lunch at various of places on the way round. Oakham is a lovely town to visit and the pub in Hambleton is very friendly with great food. Very easy site…..just put the money in an envelope in a box on arrival. There was a bit of machinery noise but it’s a working place so not unexpected. Definitely worth a visit.

Room with a view!

We booked four nights in June following the Jubilee celebrations to get away from it all. We had set off in the rain on Sunday and this continued until we arrived at Armley Lodge Farm CL. We had considered cancelling until Monday but the weather brightened up in the afternoon and we were able to set up in relatively dry conditions. I’m glad we decided to go because we were rewarded with superb views from the CL over Rutland Water and the “big skies” beyond. Access to the site is through a double width farm gate and the paddock is flat and drained with no signs of puddles following the rain. Water supply and grey/black water disposal facilities are basic but as another reviewer stated, quite adequate for a CL. If you want more, then pay more, is our opinion. When we made the booking Mrs. Blackwell asked us to place the site fees in an envelope in a box located in the porch, which we did. There was no “welcome committee” and personally, that suited us fine as we prefer to get set up without interruption (especially if the weather is doubtful). In fact, we didn’t see the owners until we were leaving on Thursday and Mr. Blackwell was perfectly sociable and pleased to learn we had enjoyed staying and wished us a safe journey home. During our stay we walked on the Hambleton Peninsula, visited the Egleton and Lyndon Nature Reserves and saw the Ospreys nesting and flying and upwards of 40 other bird species. We visited Oakham briefly for some shopping and fuel and it looked quite a pleasant place to explore should we return which, on balance, I think we will.

Lovely quiet CL

We stayed here for 3 nights at the end of May with our campervan. We are not experienced but this is one of the best we’ve stayed at so far. The site was easy to find with good access at the end of the lovely village of Hambleton. It was very well kept, clean and tidy with gorgeous views over the fields to Rutland water. We didn’t need to move the van as we cycled everywhere directly from the site. Rutland water circular route is a must . Only 4 miles to cycle into Oakham. There is one hill back into Hambleton , which I admit I had to push my bike up! If you fancy a couple of hours away from your bike then the walk around Hambleton peninsula by the edge of the water I can thoroughly recommend. We saw the owners only briefly which was not a problem at all, they are busy working farmers after all! We will definitely be returning.

Perfect location on a working farm

This is what CL sites are about for me. A field on a working farm with stunning views. Location to Rutland Water is second to none. Chemical disposal, EHU, rubbish bins and fresh water.

Tranquil site with fabulous views.

We had a 2 night stay at this site. Very friendly welcome when we arrived. Views from the site are amazing. Not a lot of noise from farm even though it is a working farm. Lots of walks for the dogs around Rutland water. Will return.

Great place for a quiet retreat

Very friendly owners knowledgeable about the local area / where to visit and how to get there. Peaceful CL site but there is a camping field round the back so expect some slight noise from that. 25 minute walk to the local pub and a nice walk along the peninsula. To go further afield you would need transport or bikes.

Very Mixed Feelings

We stayed for four nights at the end of June 2021 in a motorhome.There's no doubt that this area is very beautiful and this site is well located to give very easy access to all that Rutland Water and its stunning surroundings has to offer; an excellent location for walking, cycling and bird watching, The site has the potential to be amazing, however the very basic facilities leave much to be desired. Judging by previous reviews we were lucky to get a 'welcome' or see anyone on arrival. There are two EHU stations, one with four points and the other (very well concealed in the hedge) with two. TBH if there hadn't been a caravan already on site we may not have spotted either. The field is essentially flat but very rutted so I guess, if wet, it may be difficult to get traction for motorhomes(?). The grass was quite long on the day we arrived and one touring caravan arrived and left immediately! The freshwater is in one corner of the field and the short hose has to be unscrewed to connect your own fittings for filling motorhome tanks. The grey waste is emptied over the fence on one side of the site. The chemical toilet disposal is outside the entrance to the site and wasn't quite as bad as it looked! There was no hand sanitiser or COVID measures in place although the CAMC members present were well versed in taking personal responsibility for this. Ensure that you have cash to pay on arrival. There is a gate to a camping field for tents (no obvious facilities at all??) which uses the same entrance but don't assume that it's OK to walk along the track with your dog, as I did on our final morning, only to have Mr Blackwell come out into his garden and shout "Oi you're not supposed to be through there get out there now!'. Our dealings with Mrs Blackwell were all very pleasant.

Idyllic and peaceful location

We enjoyed a five night stay here. Very peaceful setting with views of Rutland Water. Working farm with horses, pigs, and chickens which simply added to the gorgeous rural setting. No welcome given so had to establish where facilities were ourselves, as did others. Some confusion over people arriving having not booked in, and also people arriving much earlier than 12 noon which made the site busy at times - it’s a very small field for 5 let alone any more. If you’re looking for a good quiet Rutland Water location for walks and cycling then this is perfect. We cycled into Oakham for shops - as there is no local shop. Local pub The Finches superb - but book if you wish to dine there. If you’re wanting to get stuck into busier areas of Rutland Water eg Whitwell and Normanton or the bird reserves, then you will need a vehicle unless you’re a keen fit cyclist!

Great family location

If you like a peaceful/ tranquil setting for a family holiday this site is ideal. My 2 year old loved visiting the very friendly pigs/ horses and chickens a few times a day. The setting has stunning views over Rutland water that are food for the soul. The site is very secure and has great family/ buggy friendly walks that run along the water on both sides of the peninsula. The farmer and his wife were clearly hard working decent people. I fully recommend this site for a family holiday.

Great Location and Views

Site is located on a working farm but noise was minimal. It is well situated for walking, cycling and bird watching. Lovely walk around the peninsula, with plenty of places to picnic and enjoy the stunning views across the water. Excellent location for a night or two if you are wanting to break up a journey as we were. Grass was a little long but as it stayed dry wasn't an issue for us. Mrs Blackwell was not around when we arrived but was friendly and chatty when we saw her around the farm. Thoroughly enjoyed our short stay and hope to get back there and explore more of the area in the future.
