Excellent Site for Cycling, Walking and Birdwatching

The site is located on a working farm and one has to expect some noise during the day but we spent most of each day out cycling or walking and for this it is in an excellent location. There is a shared cycling/walking path around the Hambleton Peninsula within easy reach and the village is less than one mile with an excellent pub serving great food. Rutland Water with its' cycling/walking path right round is easily reachable and there are many car parks located around the water. Facilities are as one would expect at a CL and the site is large enough to provide plenty of space without parking on top of one another. Best views are on the side closest to the water. We were greeted by the lady from the Farmhouse and found the couple very welcoming and friendly. Fresh eggs are available from the farmhouse. This is a site that we will almost certainly revisit.

Disappointed attitude of owners

Never ever made a review before, but felt necessary to share our poor experience with others. Booked to meet caravan friends and appalled at farmer and wife's rude abrupt attitude. No welcome or explanation of facilities location etc. Called to meet owners and instead of a welcome was told, 'that will be £80' with hand held out. No hello etc. When I went to pay the farmer threw the cheque back and said "oh bugger! I want cash". When explained I didn't have the cash he said "go to cashpoint then" and slammed the door. Constant noise which turned out to be air drier machinery operating from 8am to 8.30pm and tractors engines left running the opposite side of a hedge spilling out fumes. Not relaxing at all. Owner also made statement of "where are you putting the rubbish waste" when I was disposing of a very small rubbish bag into rubbish bin . Being told, "can't you take it home since the bin isn't very large". We explained, no, not when we were staying for 5 nights! We felt this was very unreasonable. We feel they shouldn't be in hospitality! Lovely location but not restful on site. We left a day earlier for some peace and quite. Won't be returning again.

Fantastic Choice

I’ve recently stayed at Armley lodge farm enjoyed my stay that much I soon returned. The owners are a lovely very welcoming family , always helpful and take pride in their beautiful facilities. A lovely location with amazing views , very private and peaceful. I’d highly recommend this beautiful little location if you are visiting Rutland. Thank you so much for making me welcome hopefully see you all again soon Kind Regards Garry

Not very peaceful

I booked three nights away as we needed some time to relax and thought this would be a peaceful site, being five vans on a working farm. The fact that we could cycle and walk from site was a bonus. The road leading to the site is full of pot holes, the grey water disposal was up against a hedge, couldn't see where it went but could not get near anyway with the motorhome. The chemical disposal point was at one side of the farm gate and the water to clean at the other side and we were told that you use the container to take the water to the toilet, don't take the toilet to the tap. The farm was noisy but that was OK, the thing that I was not happy about was the fact that we were not aware that there was a camping field next to the CL, same owner so could have mentioned it, and the cars were parked before the CL so the metal gate was constantly clashing when people were arriving/leaving and lots of kids running around and very noisy and loud music, although I think that was coming from the RV parked in the corner on the CL.The campsite seemed very busy. This is not the peaceful site we expected and I would suggest not motorhome friendly as getting water was not easy, and disposing of it impossible. The view was good if you walked to the edge of the site, although it would have been very good from the position the RV had. Four mile walk or cycle to Oakham and you can get onto the Hamilton circuit just down the road for cycling or walking, so good if you are active.

Fantastic location

Stayed on this site for 4 days over the bank holiday weekend, fantastic. Everything we wanted from a CL site. We were met on arrival by the owner and shown the facilities and everytime we met her over the 4 days she enquired if we were ok. Straight from the CL entrance onto the circular cycle route, 22 miles, around Rutland water. Also brilliant walking area, so much to do which we couldn't fit in so we will be back. A lovely lovely site.

Nice spot......but.

Lovely spot. The farmer met us and showed us the facilities and where the field was. Had a nice walk around the area and a peaceful night. However in the morning we needed to take on some fresh water as our tank was empty. No sooner had I connected the hose to put water into our camper tank than the farmer appeared and said I must have enough from yesterday. I explained that we hadn’t taken any water yesterday and we needed some for the day. He allowed me some though he wasn’t happy. He told me that campers take too much and that he’s going to fix the supply so that you have to use a watering can. I was very disappointed at his miserly approach having paid £16 for the night. Shame to meet a grumpy farmer in such an idyllic place. Moved on to Dowry Farm, much nicer people.

Perfect for a one night escape and cheap too :)

We had the opportunity for a one night away in our MH and wanted somewhere within an hours Drive from home.. The Lady on the phone did seem a little abrupt but I was pleased when we she said they'd had a cancellation and had space for one night - It's a working farm and can understand if they're busy. Mrs Blackwell face to face is lovely and welcoming Arrived & shown to the pitch, lovely, quiet small 5 van site, peaceful with young cows in the opposite field and a great view of the water, chickens roaming & friendly horses opposite the house. Electrics explained & I asked what time were were expected off Mrs Blackwell was very relaxed and said anytime - no rush. It had been raining all week and the grass needed a mow but we were very happy overall - After a bad week at work when all you want to do is relax this is a perfect quiet site - no facilities but TV reception good. When I emptied the Elsan there was no hose to 'wash out & down' - But Mr Blackwell called from the house & explained there is a tub by the tap to fill & to return back to the disposal for said purpose.. so no cross contamination. Going back again at some point with the bikes to do the full circuit of the Water :)

Non refundable deposit

The pitch was booked January and a £45 deposit requested (although no conditions were explained) and sent. Two weeks before the holiday Mrs Blackwell ‘phoned and advised that because she had not realised that the stay included a Bank Holiday the balance would be due on arrival. Unfortunately ten days before the holiday a car ran into the back of my car. I ‘phoned the site that day and advised that, although we were hopeful of still arriving, that if they received another booking it should be accepted. It then transpired that the tow bar had been damaged and the repairer advised that towing should not be undertaken. I then considered using another car which had a tow bar but which had not been used for towing for a number of years. That proved to be impossible because the electrics were u/s. I, therefore, telephoned the site four days before the due date and explained the circumstances and advised that we would not be coming. When asked if the deposit would be refunded I received a flat refusal on the grounds that the pitch had not been re let. Whilst I expressed sympathy with the site owner because of no shows, on reflection I believe that her rigid approach to the circumstances is unreasonable and not what I would have expected; it simply penalises those who play by the rules and not those who don't. Possibly also the site owner should consider,when requesting a deposit, stating what the conditions are.

fantastic location

We visited last month & what a fantastic location with views over Rutland Water. So peaceful and relaxing. We came to walk around the peninsula and also walked into nearby Oakham. The field was level enough for our camper & the facilities fine. There was a water point in the field but the pressure was low when we first arrived but the next day the owner had sorted that. We will return.

Could be so much better

On arrival the owner had a very abrupt manner. The field was very uneven and unkept. Very poor elsan facilities as no separate tap from drinking water. Wasn't informed of a camping site in the next field run by same owners. Large number of tents and vehicles. The only saving grace was the fantastic view over Rutland water.This site has so much potential. We won't be returning.
