ABI Blenheim, 2 bedrooms, 2019 for sale

This caravan has been my home from home. An amazing bolt hole in an amazing Park by the River Avon in Stratford-upon-Avon that historic town of Shakespeare's birth. With the purchase of permissions you can fish and if you're not a fisherman you can sit on the Fisherman's pegs and just enjoy the river as it flows by including the swans and signers, ducks and ducklings and the geese and the beautiful views down the River Avon. There is an excellent restaurant and bar on site children's, a play area and entertainment but my caravan is far enough away to not be disturbed by entertainment as well if you want a quieter location. As you come down the driveway you feel as though you are coming into a stately home it is soooo beautiful and only a 20-minute walk from the center of Stratford-upon-Avon with everything that has to offer including the amazing Royal Shakespeare Theatre and many cafes and restaurants. It is also for sale to be taken off site to wherever you wish to site it at a cost to yourselves. I am looking to sell by the first of March 2026 and I'm interested in offers around 42,000 pounds or as close to as possible please. It includes the park's owner-transfer fee and new gas & electric safety certificates. I have enjoyed the sun first thing in the morning streaming through the windows and later on in the afternoon. It's a very warm and welcoming space and warms up easily in the winter with the gas central heating which cam be timed and there's also a stylish electric fire. This year there has been complementary access to Welcome Hills Hotel spa facilities and pool through being members on the site. The closest shop is a 10 minute walk up the road into Tiddington and there's also a Chinese takeaway and an Indian restaurant and pubs. It is possible to bring your non-moring boat to launch on the river as well as kayaks, canoes or paddle boards. Additionally there is a place to rent paddle boards and the opportunity to have lessons from the Riverside area. One wonderful facility in season is the river taxi from the amazing Scandinavian wooden building of the Riverside venue. You can take a river taxi gently in to Stratford-upon-avon saving you queues and parking issues and you can return back to the caravan park. This is a wonderful way to travel where you get to see the river and enjoy the water and see the wild life close up; a real must for those that want to come to the park. I hope you think this holiday home is a real steal at the price it is as it will be a wonderful opportunity to enjoy this amazing part of Warwickshire again and again. If you bring your dogs there are 2 dog walking fields. Nearby is Warwick Castle and Kenilworth Castle and the beautiful Cotswolds are just a short drive away. Birmingham is easily reached via the train station in Stratford-upon-Avon so it is a very central place with good transport links being in easy reach of the M40. There are also a number of National Trust properties nearby. It would be easy to add decking wherever you place your holiday home to relax with friends and family. If keeping the van on the park the neighbours are friendly and welcoming. A lovely community.
