Hidden Gem

Lovely quiet site, very flat and level, most of the other caravaners are regulars, we went to Beamish twice, Durham City the lane is tight & blind spot when you exit onto the road, 3 points, their where peacocks & when it got dark they called to each other on the hour every hour for the first three nights, you had to walk up the hill to the owners house for the bins, it would have being good if their had being some bins in the camping field the hose next to the elsen point had NO hose clip, so when you turned the tap on it blew the pipe off, as the owner is elderly (I was told he is 90) I didn't think it would do any good saying anything

Unbeatable Base for Exploring Durham and Surroundings

The site itself is perfectly placed for walking or cycling into Durham and surrounding areas. Given its proximity to the city it was amazingly tranquil. With the river Browney at one edge and the footpath along the river boundary and then a cycle path leading up through the farm, we were spoiled for choice. We didn't ever meet the owners but we did meet their magnificent peacocks who wander around the farmyard. Two things to be aware of : 1) peacocks can be very loud and do join in with the dawn chorus! 2) the mobile phone signal is not very reliable. Neither stopped us enjoying our stay.

Wonderful, our best site to date

Pulled in to the field and walked up to the farm to confirm if we needed to park anywhere particular. Lovely couple, happy for us to park anywhere. For us this is wild camping with added bonus of water and waste disposal in the field and rubbish bins at the farm including recycling. Peaceful setting beside the river with woodland on the other bank and far end of field. Couldn't be better and such a warm welcome. However if you want pristine field, hard standing or electric points, this is not for you. We'll definitely recommend and return as and when this way again.

Fantastic Site

Fantastic location, great price, it's got no hook ups, but it tells you that, so don't expect it. Walk, cycle, everything in easy reach, buses etc etc. Working farm. It's not totally level, but you can find level, very peaceful would go again. We were there in Sept in a Motorhome and did not worry about getting stuck as were told it has good drainage.

Great for what it is...

Tucked down beside a river and woods, very peaceful and quiet, it’s nonetheless not more than 30 mins walk from the centre of Durham.... As others have noted, the grass is a bit long, the bins are a short walk away and there is no hookups. There are however some excellent walks, straight off the site as well as great access to Durham. Sainsburys is a 10 minute walk. Access back onto the main road is a bit steep (up to a set of traffic lights). We stayed an extra night.....

''Not good''

We visited this site in early September...after going down a steep bridleway to the site we were not sure it was the right place...after finding the owner he said yes this is the right place.. We had the field to ourselves, and due to the grass being so long ..it was not a very nice expedience , so many flies....very hard to get the van level....I dont think the grass had been cut for several weeks tbh....so only stayed the one night.. Come on The caravan club..do you ever check some of these sites...?? need less to say we dont recommend this site....shame really because this could be a nice little site..but the grass should be cut a lot more frequent.

Hmmmmmmm

This is a wonderful site for walking directly from the site. You are linked to so many tracks via the unused railway line you can cycle or walk as far as you like. You are located about 1 mile from the town centre and as pointed out very near to a sainsbury. The site is level (ish) but leveling blocks will need to be used. I wouldn't say the site has magnificent views but we have been on a lot worse. Didn't see the owners at all just put money through letter box. Having said all this I would definetly go again.

Convenient for Durham Centre

Stayed on this site for three nights in July. We were delighted to discover that the centre of Durham is only 1 mile away and easily walkable (follow the signs for the cycle route). There was also a very regular bus service into town with a bus stop just past the lane entrance to the site. Taxi ride home (to avoid carrying shopping up a VERY steep hill, was £4.60. Sainsbury local is 10 minutes walk away. We also had a day in Beamish which is only about 8 miles away and not to be missed - needs a full day. The grass on site was roughly mown, but as we had a period of rain prior to our visit we appreciate there could have been problems. As mentioned previously the waste bins are at the farmhouse. There are liveried horses at the farm and quite a lot of cars driving up to tend the animals, as well as bikes using the cycle routes. We paid at the farm on arrival and saw no one else until our last evening when the owner was cutting the grass in front of his house. For a good walk, walk through the farmyard and follow the cycle route. This brings you to a disused railway line which is now an excellent cycle track. It was our first trip in our present caravan without electricity, but we had no problems at all. We would use the site again, but mainly because of is proximity to Durham centre.

Off-grid tranquility

We stopped a couple of nights here at the end of August. Really good access but we could follow the satnav and you have to to be quick to see the the CC 5van sign. A nice and peaceful site next to a stream - you really felt away from it all. There are no set pitches and thus you could park up in the shade of the trees or in the open to get the full daytime sunshine. Some great walks for the dog here. The site grass is a little rough and ready and I think in any wet weather you may struggle here a bit. The only real grumble is that the only bin we could find was up at the main farm house which is a fair walk away!! We didnt speak or meet the owner at all until it was time to pay at the end. Overall for £7 /night - this was a good little site as long as you dont want electric or mod-cons and is good for a short summer time weekend away or similar and is ideal for accessing Durham itself
