Great Location but could do better

We have tired to get on this site for years and booked a year ahead for a 2 night weekend stay, family of 4 with a dog. The positivee reviews are all accurate, the location of the site is brilliant as you can get into Brighton on a bus or taxi and the south downs is close. This is why the site is always busy or fully booked. The pitches vary and our pitch (standard with awning) was a large pitch and was fine, but far from facilities. There are some improvements the site could make- the kids playground is small and only has younger children's equipment, my 9 year olds were not impressed and only played for 10 minutes before saying it was too young for them and despite encouragement would not go back during our stay. Other CMHC sites we have been to have a mix of equipment that cater for 5-12 years rather than 5-7 years and our children have played for ages. The dog walk is tiny, the smallest I have ever seen on a club site. whilst I appreciate its for dog to do its business and not for a walk (as you take them to the countryside) when the site is full and there are many does this is not fit for purpose and there is only one, so for some pitches its a long walk. The facilities are also really in need of an update, they were clean but back mould and cracking paint and grouting, exposed pipework all show its in need of a refresh. There were also signs stating there had been thefts on the site and we saw the police car doing a circuit of the site once when we were there. I would assume the play ground and dog walk would not change, the clubs attitude would be the site is full it can't be that bad. however, if you want to keep the site full and charge max fees improvements could be made. Will we be back? yes to visit Brighton for short visits but not for many nights due to the playground, dog walk and facilities.
