Certificated Location (CL) of the Year winners 2025 announced by the Caravan and Motorhome Club

Six exceptional campsites across the UK have been recognised in the Caravan and Motorhome Club’s Certificated Location (CL) of the Year 2025 Awards, with winners announced for England, Wales, Scotland and Northern Ireland, alongside accolades for Best Newcomer and Sustainability.

The awards celebrate the dedication of privately-owned certificated locations - small, five-pitch campsites open exclusively to Club members – often located in rural or remote settings such as farms, country estates and inns. CLs offer Club members a chance to enjoy the outdoors whilst providing a valuable source of income for the campsite owners and their local communities.

2025 CL of the Year Winners include:

Best CL in England, South winner & Overall CL winner: Poole Farm in Cornwall

Poole Farm is an adults-only, multi-award-winning campsite in just under an acre of beautifully maintained grounds, offering modern facilities including a shower room, laundry and dog wash. This CL offers a tranquil escape with easy access to Dartmoor, Bodmin Moor and the North Cornwall Heritage Coast, plus nearby attractions like Tintagel Castle, Lydford Gorge and the Eden Project. Poole Farm is a perfect base for exploring the region or simply unwinding in comfort. Owners Louise and Greg Holmes shared:  

“We’re humbled that guests think so highly of what we have done here. As CL owners, we always say that the CL network is the jewel in the Caravan and Motorhome Club’s Crown.”

Best CL in Wales: Llainfran in Ceredigion

With stunning views of Cardigan Bay, this campsite offers peaceful beachside stays and direct access to the Wales Coastal Path. It is ideal for dog walks and nature lovers. In Autumn, visitors may spot Atlantic Seals and pups at nearby Cymtydu Cove. Llainfran has 16 acres of farmland, grazed by sheep, two donkeys and alpacas. Owners Jane and Gary Soltys commented:

“The CL has been here over 50 years, this is our eighth season. We just love living here and sharing this wonderful piece of west Wales coastline."

Best CL in England, North winner: Grange Farm in Lincolnshire

Set in a designated Area of Outstanding Natural Beauty, Grange Farm is perfect for walking, cycling, horse riding and touring by car. Owners Thady and Tracy Griffith commented:

“The fact that we have been nominated for an award, it makes us very happy and proud that all the hard work is paying off. This award acknowledges the efforts people put in and we would really like to thank CAMC and everyone who voted.”

Best CL in Scotland & Northern Ireland: Bee Edge in the Scottish Borders

Located on the edge of a working family farm, Bee Edge welcomes all members and their pets to enjoy views across rolling farmland, local wildlife and the North Sea. The campsite offers a dog exercise area, nature trails and guided farm tours depending on the season. This CL provides a relaxed base for exploring the Scottish Borders, with Berwick-upon-Tweed, Edinburgh and Newcastle all within reach. Owner Alisdair Hamilton said:

“I love welcoming visitors to our CL and more widely to our farm and enjoy meeting our members from all across the UK and showing them what we have to offer in the local area. It’s gratifying to be nominated as it makes you stop and think of all the members and everything we’ve achieved for the CL which we have been running for eight years. It’s very satisfying to get repeat members year after year and for them to nominate us means a huge amount.”

Best Newcomer: Happy Trails in Lincolnshire

Set beside the River Witham, Happy Trails offers a peaceful riverside escape on a working farm where guests can enjoy fly fishing, wildlife spotting and countryside adventures, with coarse fishing available from 2026. The campsite features secure gated access, showers, hard standing pitches with electric hook-up and an enclosed dog exercise area. Owners Kyle and Adam Thurlby commented:

“To be nominated to win an award is very special and very gratifying that the people who have been here, have done that for us. It demonstrates that we are doing something right and recognises the hard work of all CL owners.”

Sustainability Award: Yew Tree Farm in Cheshire

The Sustainability Award highlights the growing efforts among CLs to protect and enhance the natural environment. Yew Tree Farm champions a holistic approach to sustainability into every aspect of the guest experience. These include biodiversity and land management practices, renewable energy, water conservation, recycling and upcycling initiatives and supporting the local and farming community.

Guests are encouraged to explore nearby independent businesses, take part in fundraising events and embrace car-free travel where possible. This balanced approach ensures the farm contributes positively to both the natural landscape and the wider region, offering visitors a meaningful and responsible rural experience. Owners Greg and Rachel Whittingham commented:

“My mum and dad have always been members of the Club and often stayed on CL's. We love meeting the kinds of people who choose to stay on campsites like this and we get lots of repeat customers who come back again and again, which is great as you get to know them and they know us. It's very rewarding to be nominated and makes us feel quite special”.

Under the Caravan Sites and Control of Development Act (1960), the Caravan and Motorhome Club is authorised to issue certificates to landowners across the UK and Northern Ireland, enabling them to operate CLs. These small campsites, accommodating up to five outfits, offer a unique opportunity to host touring guests and provide a valuable income stream for local communities. Each year, Club members nominate their favourite CLs for the Club’s CL of the Year Awards, recognising exceptional service and commitment. Establishing a CL is a straightforward process, and for those with suitable land, it can be a highly rewarding endeavour.
